Energy as a Service (EaaS)
Our Energy-as-a-Service framework executes the shift from capital intensive utility procurement to a decentralised, service-based utility paradigm. EaaS, as implemented by SEAC Energy, encompasses full-spectrum asset lifecycle governance: through design engineering and capital provisioning to operational management and predictive maintenance.
Principal Infrastructure Domains:
- Centralised HVAC architecture (Central Energy Plant [CEP] e.g. chillers, condensers, towers etc.)
- Distributed hot water systems (heat pump clusters, stratified storage)
- High-efficiency electrical distribution (onsite solar, embedded battery energy storage, renewable PPAs)
- Electric Vehicle infrastructure and eMobility integration
- Advanced Energy Management System (EMS) software platforms

2. Commercial and Ownership Structure
- Fully Funded and Operated – SEAC owns, operates and maintains all central plant and metering under long term agreements that transfer seamlessly to the owners’ corporation.
- Asset selection is based on a 10 year+ lifecycle efficiency, not just value at tender.
- Tariff recovery – Developers bank the CapEx saving day one: SEAC recoups its investment through network tariffs over time.
3. Scope of Supply
Base Option:
Supply, delivery and commissioning of:

- 24/7 Monitoring and Remote Diagnostics
Includes free operation and maintenance for term of the agreement, with extensions options for ensuring long-term performance and competitiveness.
Turnkey Option:
All base items plus design and construction of mechanical installation.
